Frequently Asked Questions about Home Inspections

[su_accordion]
[su_spoiler title=”Why do I need a home inspection?” style=”fancy”] You are about to make possibly the largest single purchase of your lifetime. Doesn’t it make sense to go into it with the peace of mind that comes from making an informed decision? Just as you should have your mechanic check out a used car before purchasing it, you shouldn’t invest hundreds of thousands of dollars into a home you’re going to live in without knowing its condition. There are numerous components to a house which could have defects invisible to the untrained eye.
A comprehensive home inspection will inform you as to any defects, educate you in the maintenance of your home, and give you the peace of mind to make a purchasing decision in which you can have confidence.
Jigsaw Home Inspections, Inc. can fulfill those objectives for you. So, give us a call now at 508-947-1729, and we’ll help you make that purchasing decision.[/su_spoiler]

[su_spoiler title=”My brother-in-law is a carpenter. Can’t he do my home inspection?” style=”fancy”] No doubt your brother-in-law is a very good carpenter, but the carpentry work in the house is only one of several components the inspector will examine. Typically someone who is well educated in one of the trades does not have the expertise needed to evaluate all of the other components of the house, such as plumbing, electrical, heating, etc. It’s similar to hiring a dentist to perform heart surgery. [/su_spoiler]

[su_spoiler title=”What does the home inspection cover?” style=”fancy”] The home inspection covers all the major components of the house from the basement to the attic. This includes, but is not limited to the foundation, framing, exterior, decks, roof, plumbing, electrical system, heating/cooling system, interior, major appliances, ventilation, insulation, wood boring insects, etc. In our extensive report, all components are rated as to their condition with clear and descriptive language and pictures, and if necessary, repairs are advised. [/su_spoiler]

[su_spoiler title=”What will it cost?” style=”fancy”] Remember that old adage, “you get what you pay for”? Pricing should not be your only criteria in choosing a home inspector. The inspector’s professionalism, experience and knowledge, as well as communication skills determine the REAL VALUE of the service you receive.
The cost of the home inspection will depend upon several factors, such as size of the house or gross living area and number of dwelling units. You may also want us to conduct a Radon air quality test or a mold sampling, which are services we offer in addition to our standard home inspection with wood-boring insect examination.
Please give us a call at 508-947-1729 to discuss your individual needs.[/su_spoiler]

[su_spoiler title=”Do I have to be there?” style=”fancy”] We advise that you, the client, be present during the home inspection. In this way, you will get a better understanding of the house you are buying, as well as the condition and necessary maintenance of the individual components of the house.[/su_spoiler]
[su_spoiler title=”How long will it take?” style=”fancy”] The length of the home inspection will depend upon a number of factors, such as the size of the house, the number of individual components, the extent of any needed repairs, etc. However, to inspect the average single family dwelling should take approximately 2 – 3 hours, so please plan your time accordingly.[/su_spoiler]
[su_spoiler title=”What if the inspector finds a problem?” style=”fancy”] If the inspector finds a problem, he will explain to you just what the problem is, how it may have occurred, and what is entailed in correcting the problem. Although he cannot, by law, give you cost estimates on any repairs, you will be able to determine the seriousness of the problem.
Not all problems detected during an inspection will necessarily be of major concern. However, if a needed repair appears to be substantial, you may wish to obtain an estimate of the cost of repairs from a licensed contractor and, if necessary, discuss options with your Realtor.[/su_spoiler]
[su_spoiler title=”How long do I have to wait to receive the report?” style=”fancy”] Your report will be e-mailed to you 24 – 30 hours after the completion of the home inspection. [/su_spoiler]
